Information requirements needed
to apply for a Zoning Appeal
Compliance with these instructions is necessary, and will make the handling of your variance request more efficient.
  1. The name, address, and telephone number of the applicant.
  2. The name, address, and telephone number of the owner of record.
  3. The address of the property, if different from the applicant´┐Żs.
  4. If zoning inspector requests, documentation as to authority to file notice of appeal (e.g. deed, power of attorney, lease or purchase agreement).
  5. If zoning inspector requests, a legal description of the property, as recorded with the Geauga County Recorder.
  6. The current zoning district in which the property is located.
  7. A description of the existing use of the property.
  8. A description of the proposed use of the property.
  9. Two (2) copies of a Legible plan or map, Drawn to scale, with dimensions in feet, a North arrow and Date, showing the following information:
    • The dimensions of all property lines and the total acreage of the property.
    • The dimensions of any existing buildings or structures on the property.
    • The setback from all property lines of any existing buildings or structures on the property.
    • The dimensions of proposed buildings or structures on the property or of any addition or structural alteration to existing buildings or structures.
    • The total amount of square feet of floor space for each floor of proposed buildings or structures on the property or of any addition or structural alteration to existing buildings or structures.
    • The setback from all property lines of proposed buildings or structures on the property or of any addition or structural alteration to existing buildings or structures.
    • The height of existing buildings or structures on the property.
    • The height of proposed buildings or structures on the property or of any addition or structural alteration to existing buildings or structures.
    • The name and location of the existing road(s), public and private, adjacent to the dwelling.
    • The number of any dwelling units existing and proposed for the property.
    • The location, dimensions, and number of any existing and proposed parking spaces.
    • The location and dimensions of any existing or proposed easements on the property.
    • The location of any gas or oil wells and related storage tanks on the property.
    • If the topography of your lot has a material effect on your application, please provide an up to date topography map.
  10. The number of the application for the zoning certificate.

If you are appealing for a VARIANCE to the Thompson Township Zoning Resolution, please provide the following information in addition to the above on your application.

  1. A statement relative to the exact information on your application.
  2. The specific zoning regulation(s) shall be cited from which variance is requested.
  3. Written justification for a variance shall be made by the applicant.
